2. An apartment house means a building constructed or adapted to be used as a multiple dwelling containing more than two habit- able floors, and not being a building used for dwelling purposes in a commercial zone.

3. Apartment houses shall be used for domestic dwellings only and no shop. trade, industry or storage use shall be permitted therein.

t. (i) The maximum height of an apartment house building shall be fifteen metres. with not more than four habitable floors.

(ii) The minimum distance between fronts of buildings shall be fifteen metres and a minimum front setback of five metres,

(iii) The minimum distance from the rear of the building to

the boundary of the site shall be ten metres.

(iv) The side setback shall not be less than five metres and the distance between sides of blocks not less than ten metres.

(v) The maximum length of a block of apartment houses shall

be sixty metres.

(vi) The area of a plot which may be built upon shall not

exceed twenty five per cent thereof.

(vii) No apartment house shall be allowed to front on a road

less than ten metres wide.

5. Blocks of apartment houses shall be orientated where possible at right angles to the prevailing wind and parallel to roads. In cases where apartment houses are placed at right angles to the road, the depth of any one block shall not exceed forty metres.

6. Courtyards shall be open at least on one side and the depth of any such courtyard must not exceed the width.

7. Projecting balconies shall be subject to special architectural control of the City Engineer. No open terraces shall be permitted in the ground floor. Recessed terraces may be constructed behind the building line above the ground floor. Cornices and window canopies may project one metre beyond the building line.

8. No basements shall be allowed in apartment houses except such rooms as are required for central heating chambers, wash- houses or fuel stores.

Roof towers for staircases only shall be permitted.

10. Each apartment above the ground floor must communicate directly with a staircase and shall have two alternative means giving direct access to ground level as a precautionary measure in case of fire.

11. No ventilating shafts shall be allowed.

All apartment house buildings shall be subject to architect- ural control of the City Engineer by whom the design of each building must be approved. The Local Coinmission may lay down any conditions appertaining to materials used or the design of any elevation.

13. The erection of an apartment house buildings on any site and the lay-out of such buildings on the site shall be subject to the special consent of the Local Commission.

14. The provisions contained in section (1) of the Zoning Regulations of the Jerusalem Outline Town Planning Regulations shall not apply to apartment house buildings.

15. The building by-laws prescribed under the Jerusalem Outline Town Planning Scheme where not superseded by the terms of these rules shall be applicable to apartment house buildings.
